The Stays is a bit exclusive. It requires application acceptance before it can be publicly listed on our platform. To ensure we can provide a high-quality, curated directory for a audience of travelers, we only accept the top ~10% of vacation rentals nationwide. 

Any host can create an account, but then they must submit an application for each property they want to have listed. Once submitted, applications are reviewed by Stays for property quality and fit with our audience of travelers. 

Head to stays.co/hosts/org/sign-up and create your free account. This gets you into the Host Portal where you can start an application.

Fill out the application for each property you want listed. You can add multiple properties from one account (more on multi-property management later).

Once an application is submitted, wait for a decision. If your property is accepted, the fun begins.

Step 2: Build a Listing Page That Converts

Your Listing Page is the anchor of your Stays presence. It's essentially the landing page for your property that you can plug anywhere: on social media, in emails, in ads, even link via QR code on business cards. Getting it right is the single highest-leverage thing you can do on the platform.

Check the 'live view' of your Listing Page

Your property’s Listing Page on Stays is initially created using the information and media added on the application. So, once approved, you’ll want to check like “live view” of your Listing page to see what actual travelers and page visitors are seeing. 

Take the time to be accurate, thoughtful, and complete.

Stays lets you display multiple booking options on a Listing Page. You may attach links to direct booking via your own site, Airbnb, Vrbo, Booking.com, or wherever your property is listed to book.

Within the Stay Dashboard, hosts can to go to the ‘Links’ section where they can use the drag-and-drop organization to control the display order of the booking links, and make one link as the “best value”.

Test the ordering yourself. Click through as a traveler would. If the flow feels natural and the "best value" option is obviously your preferred one, you've set it up right.

The ‘More from Host’ area in the ‘Links’ section with the Stay Dashboard allows hosts to plug other means of capturing audience members and customers.

This is an amazing tool for building an audience even beyond Stays.

Leverage ‘Host Recommendations’ strategically

Host Recommendations (the area within the ‘Links’ section where you can plug your favorite local restaurants, coffee shops, hikes, activities) is one of the most underrated features on the Listing Page. 

Travelers love it because it helps guide their trip by seeing personal recommendations from a trusted source. But it can do more than that.

The Host Recommendations area is a real marketing lever, not just a nice-to-have. Use it as a tool for not only improving your property desirability and improving the guest experience, but for building strategic relationships with local businesses and/or generating more income.

Once the foundation of your Listing Page is dialed in, the next step is to use the tools within Stays to create a mini marketing engine for your property.

By default, your Listing Page URL looks something like stays.co/2434322353453494. That's not memorable and it looks terrible in an Instagram bio.

Go to the ‘Links’ section of your Stay Dashboard and claim a branded URL (stays.co/yourstay). Something short, memorable, and on-brand like: 

Custom URLs are first-come, first-served, so grab yours early. This becomes the URL you use everywhere your property shows up online. 

NOTE: Some URL extensions are blocked to protect our audience.

Using the Offers feature to display a special deal or discount on your Listing Page is totally optional.However, doing so is highly suggested as it gives travelers a real reason to book with you (or through your preferred channel). 

You can be creative here. A few examples:

At any one time, Stays allows two (2) Offers to be displayed at one time on a Listing Page. So take advantage of the two available slots. Mix and match different offers and see what travelers seem to be most interested in.

Be sure to refresh your Offers seasonally or when your booking calendar has gaps. A "20% off April stays" offer posted in February can be effective in helping to fill your softest month. That some offer displayed in June won’t do much for you.

Cross-platform plugs let travelers who discover your property on Stays follow you on Instagram, TikTok, or wherever else you post. This is how you turn a one-time discovery into a long-term follower who eventually books.

Add every social channel where you actively post. If you have a Facebook page, add it. If you're on TikTok showing behind-the-scenes stay content, add it. 

Don’t have active social media? We’d suggest starting at least an Instagram account and linking. You don’t need to have a ton of followers, but have at least provide some basic info and make a few posts showcasing your property, behind the scenes, owner interviews, and/or customer reviews. Just something to help establish credibility and trust for future guests.

Use Promotions and Giveaways strategically

Stays has two options for additional marketing support that expands outside of the platform itself: Promotions and Giveaways. These are explained in detail in other place, so if you’re unsure about how those work, look into our Help Center guides for each.

Honest thoughts about Promotions and Giveaway

 These won’t always result in an immediate 1-for-1 return or better on your investment. If you’re a brand new host and don’t have a additional funds to invest into long-term marketing and growth, Promotions aren’t going to be your best option right away. Promotions are a healthy tool to use if you have a somewhat successful property that you want to slowly develop into a nationally-known, bucket list destination. 

 The success (resulting participation, gain in followers, bookings, etc.) of Giveaways typically depend on the desirability of the property. Better stays will have better Giveaways. So, if you have an amazing stay and want to get it in front of more people, doing a Giveaway 1x a year is a super savvy idea. And doing it in partnership with Stays is the best route as we can maximize the reach and participation you get from it.

Even just one Promotion and/or Giveaway per year can keep your property and brand relevant, discoverable, and desirable on social media. The exposure often pays for itself in bookings, direct guest inquiries, and audience growth on your own social channels. For most properties, if your Promotion or Giveaway produces even just one additional booking at some point down the road, it pays for itself.

Building and fine-tuning your property’s Listing Page can do more than help viewers who discover you by browsing the Stays Directory. 

Using it in your day-to-day marketing is where the real value shows up.

Replace your Linktree (or link in bio) with your Custom URL

This is the single biggest change most hosts should make. If your Instagram bio currently points to a Linktree, hoo.be, Beacons page, a generic "link in bio" tool, or worse, just your Airbnb URL, replace it with a custom link to your Listing Page on Stays. Even if you currently link it to your private website, your Stays Listing Page could be a better option. It’s designed to display information, showcase your stay, and provide next step options (links, contact info, etc) most effectively compared to normal webpages.

Every property listed on Stays comes with analytic reporting. Knowing how to review the analytics turns your Listing Page from a digital billboard into a robust marketing insight tool.

One or multiple units under one property listing?

Each property listing on Stays is really designed to be for just a singular unit/rental. However, on some occasions, it can make sense to have multiple units encompassed under one Listing Page. For example, a boutique hotel with multiple rooms or a property with two similar tiny homes on them. 

In most cases, it will be better if each separate unit has its own Listing Page, thus requiring its own application. 

So if you own or manage more than one unit (even if it’s technically on the same physical property), just create applications for each and have them all listed separately in your Organization within Stays.

By doing this, you'll be able to manage everything from a singular Host Portal. You’ll be able to easily access the Stay Dashboard of each property listing, and manage each of them to their individual needs. 

This is a massive hack for property managers, growing teams, and multi-property owners.

Only the top 10% of vacation rentals get accepted onto Stays. So if your property was one of them, how can you best utilize this new ecosystem? 

How Hosts Can Get the Most Out of Stays

If you're reading this, there's a good chance you applied to have your property fully listed on Stays and got a decision that wasn't quite what you hoped for: your listing has Limited Access instead of a full spot in our curated Directory. We know that's not the outcome you wanted, no matter how it's framed.

We want to be direct with you about what Limited Access actually means, why decisions like this happen, and what you can do next. The short version: you're still a Stays host, your Listing Page is still live, and this isn't the end of the road.

Stays is a curated discovery platform, not a mass aggregator of every vacation rental listing. We only feature what we believe are the top ~10% of vacation rentals in the country in our public Directory, Collections, and search. That's a hard bar, and it means a lot of perfectly good, well-run rentals don't clear it, at least not yet.

Limited Access isn't a judgment about you as a host or your property being bad.

 It's a judgment about whether your property is the right fit for what travelers come to the Stays Directory looking for right now. Travelers browsing Stays are hunting for standouts: design-forward interiors, unique locations, memorable experiences, places worth specifically traveling for. That doesn't say anything about whether Stays is still useful for you and your business, it still is.

So why did your listing land in Limited Access?

 Usually it's one of the five reasons below. Some of them you can do something about, others you can't, so we'll go over each.

What “Limited Access” means for your listing

Limited Access is not a suspension. Your Stays account and your listing stay active, what changes is where and how your listing shows up.

You keep full use of everything that doesn't depend on being featured in the curated Directory:

The five most common reasons listings get Limited Access

 A property that's clean, functional, and well-run, but doesn't have a scroll-stopping quality. It could be a solid family home in a normal neighborhood, a nice-enough condo in a common vacation area, or a standard-issue rental with no defining feature. Perfectly good, but not memorable.

 Stays travelers are specifically looking for stays that feel distinctive. If your property doesn't have a design story, an unusual location, a rare amenity, or a specific vibe that pulls people in, it gets lost in the Stays Directory even when it's technically eligible. Being in the Directory without being right for the Directory isn't a win for anyone.

 Lean into what makes your property genuinely unique. Sometimes the distinctiveness is there but the application didn't surface it. Maybe your property has a killer sunset view you didn't mention. Maybe the interior design is nicer than your photos communicated. Maybe the location has a story that wasn't in the description. If you can genuinely find and highlight what makes your stay different, ask us for another review. If the honest answer is “it's a solid rental but nothing extraordinary about it,” full Directory placement may not be the right fit, and that's okay: your Listing Page, offers, and dashboard tools are still yours to use.

2. The property type or location isn't a fit for what Stays travelers want

 A townhouse in a corporate housing area, an outdated family home in a suburban neighborhood, a standard condo in a generic tourist zone. Properties that serve real traveler needs, but don't serve the kind of traveler who browses the Stays Directory.

 Stays travelers are looking for cabins, design-forward homes, unique architectural stays, off-grid escapes, waterfront retreats, beach houses with real character, and similar. Corporate housing, extended-stay rentals, or standard suburban vacation homes have real value for other guest bases, but they're rarely what our Directory travelers are searching for.

 If your property is genuinely in a category that doesn't match the Stays Directory audience, that's fine: your Listing Page still works great as a link-in-bio and booking hub for the marketing you do elsewhere (Airbnb, Vrbo, your own site, social). You can keep using every Stays tool that doesn't depend on Directory placement.

3. Your photos aren't doing the property justice

 A property that might actually be great, but photos that don't prove it. Poorly lit shots, phone-camera quality when a real camera was needed, cluttered rooms, dated angles, or too few photos to get a full sense of the space.

 Our reviewers and future travelers can only judge your property by the photos you provide. If the photos underdeliver, we have no way to know whether the property itself over-delivers. This is one of the most fixable reasons for Limited Access.

 Invest in professional photography. Most cities and vacation rental markets have photographers who specialize in this and charge $300-$800 for a full property shoot. It's one of the highest-ROI investments a vacation rental host makes, better photos help you everywhere, not just on Stays. Once you have new photos, upload them to your listing and ask us for another review.

4. No social media presence and no direct booking option

 A property with no active social media accounts and no direct booking website. Just OTA listings, without anywhere for travelers to connect with the host, follow the property, or book outside of the OTA.

 The Stays Directory isn't just another OTA aggregator, it's a discovery layer that gives travelers ways to connect with hosts directly and often book direct to save. If your property has no social presence to follow and no direct booking option to save on, most of what makes full Directory placement valuable to travelers isn't available on your Listing Page.

Once these are in place, ask us for another review.

 Missing booking links, no contact info, no social media links, thin descriptions, missing property type or setting, unclear vibe or amenities.

 Your Listing Page is only as good as the information behind it. If the details aren't there, travelers won't have them, and it's harder for us to evaluate your property for full Directory access.

 You can edit your listing any time, Limited Access doesn't lock you out of your own content. Fill out property type, setting, vibe, key features, what's unique about the stay, and every social/booking link you have, then ask us for another review.

Limited Access isn't permanent, and it isn't a rejection of your business.

If your property undergoes meaningful updates that address the reasons above (new photography, a sharper description, an active social presence, a direct booking option, more complete details) let us know and one of our admins can re-review your listing for full Directory access.

Keep in mind re-reviews get the same rigorous bar as first-time applications. A stronger, more complete listing can land differently the second time, but there's still no guarantee. In the meantime, your Listing Page, Offers, Dashboard, Analytics, and Inbox are all still yours to use.

Landing in Limited Access isn't a knock on you as a host or on your rental business. It's a datapoint about how your property fits our specific, narrow Directory criteria right now, nothing more.

The best hosts we know have been told “not yet” by curated platforms, publications, or partners at different points in their journey, and used those moments to sharpen what they were building, if they cared to.

Your listing page is live, your tools still work, and the door to full Directory access stays open. If your property serves a real traveler need, keeps guests happy, and generates the revenue you want it to, that doesn't change. We're rooting for you either way.

Booking a vacation rental has become an easy online task. 

Seamlessly finding the best-of-the-best vacation rentals at the best-available price is harder than it's ever been.

You already know the feeling. You open your go-to vacation rental platform to plan a trip and after a quick scroll you already feel exhausted. Way too many options. Half look identical. Then, when you finally find a place that looks interesting, it's hard to navigate the listing page to find the key details you actually want to know about.

But finally, you end up finding a place that fits what you need. And then SMACK. You get hit in the face by a steep booking costs, limited interaction with the host, and the feeling that you're just being pressured to book ASAP.

Since Stays doesn't manage the booking transactions ourselves, and we don't lock travelers or hosts into our platform. We're unique in the sense that we want to to bridge the gap between travelers and hosts; not force control over our users so we can maintain a middleman position to profit off the booking.

10-15 years ago, booking a vacation rental online was a real problem. No centralized search, no buyer protection, no way to verify a property even existed. The major OTA platforms like Airbnb, Vrbo, and Booking.com solved that by:

That breakthrough deserves credit. But over time, something else happened.

Have the major OTAs created a moat between travelers and hosts?

As the OTAs built the infrastructure that made online booking feel safe and seamless, they also became the default gatekeepers of travel discovery itself. Travelers stopped searching for properties independently because they no longer needed to. The OTA platforms became the singular point of discovery, information, and transaction. 

Meanwhile, the underlying technology quietly evolved and expanded. Booking through an OTA no longer became necessarily for a simple, safe, and secure booking process. 

Today, many hosts operate direct booking websites that are operated through sophisticated property management software (PMS).

We refer to this process of booking a vacation rental through a host's private website as 

Direct bookings usually have many of same protections travelers associate with OTAs like Airbnb or Vrbo: secure payment processing, refund policies, identity verification, guest communication systems, damage protection, etc.

Wait a second: if the major OTAs are no longer totally necessary to complete secure online vacation rental bookings, then why are they still so popular?  Because they still dominate discovery. 

Right now, if a vacation rental isn't listed on Airbnb or Vrbo, how are travelers supposed to find it?

Vacation rental discovery is dominated by OTAs. Is that a problem?

This dominance of discovery and abundant supply of options actually benefits the traveler when the travel is needed as a utility. If you simply need a place to sleep for a night, the major OTA platforms are incredibly efficient. You enter your dates, apply a few filters, and instantly receive hundreds of options. Most aren't great, but many get the job done.

But that model starts to break down when the travel is supposed to be more than just a utility for accommodation. When stay itself is part of the travel experience.

A design-forward cabin in the woods. A one-of-a-kind desert retreat. A lake house your family returns to every summer. These are not commodity purchases. They are emotionally driven destinations that often define the trip itself.

But the large OTA algorithms are not optimized around taste. They prioritize things like review volume and conversion rates. Those systems are designed to maximize transactional efficiency, not help travelers discover the most meaningful or distinctive places at a cost that makes sense for them.

As a result, unique properties often get buried beneath thousands of nearly interchangeable listings. Independent hosts with incredible stays compete against massive property management companies operating entire portfolios of similar units. 

Are travelers even seeing the properties they want?

There is another limitation with OTAs that almost nobody talks about.

The moment you enter your travel dates into a traditional booking platform, every unavailable property 

from view entirely. A stay you would have loved might technically exist, but if it is booked for your selected dates, you may never even discover it.

That creates a very transactional version of travel inspiration and vacation rental discovery. You're not discovering stays; you're only discovering currently available inventory that's ready for purchase. And that makes sense—the OTA only benefits if you actually complete a booking in that moment, so why would they show you anything that might potentially distract from that goal?

Stays approaches this differently.

Save the stay for later. Join its waitlist. Track cancellations or price drops. Follow the host/stay on social media. 

The stay becomes something you discover and follow over time, not just something you happen to see during a filtered search. It allows stays to be treated like pieces of art, not commodities. 

What does Stays actually do for travelers like you?

The Stays platform isn't yet available to travelers. Why? Because we're obsessed with building out the platform's infrastructure to provide nothing but utility, value, and joy to our audience of travel-lovers. So until we're ready to deliver on that, we're only accepting vacation rental hosts on the platform.

Curation by humans, not aggregation tools

Every vacation rental on Stays is reviewed and approved by humans, with discernment and taste. We look at design, location, host quality, and whether a property actually delivers on the kind of trip it claims to offer. No generic listings dumped into the directory to bolster inventory. If a vacation rental property made it onto Stays, it earned the spot.

Every vacation rental listed on Stays can display ALL their available booking options: direct booking, Airbnb, Vrbo, etc. Given the available options, you can review and choose whichever seems to be the best option for you to complete the booking on. Hosts can also list exclusive 

 to inspire travelers to come stay with them a the best-available rate.

Since Stays doesn't need to rely on controlling the transactional process if booking a vacation rental, we can really design our platform to serve you, the traveler. Most of you reading this will never host a vacation rental, but it's important to understand "what hosts get out of it" when it comes to Stays. The piper always has to get paid, so understanding the benefits to hosts will help paint a better picture of why Stays is so incredible for everyone involved.

They run on bookings, reviews, and word-of-mouth. But unlike restaurants and hotels, they've had almost no way to build a brand outside the OTA they depend on. That's a problem.

As mentioned before, imagine if restaurants could only be found on Resy or OpenTable. No social media. No Google maps. No Yelp. Just Resy. And then having to pay Resy a cut on every reservation, with no way to grow a guest relationship or audience of their own. That's roughly the world vacation rental hosts have been living in for the last fifteen years.

What is Stays?

Airbnb is great. But is it your only option as traveler?

There are more legitimate Airbnb alternatives in 2026 than ever before, and choosing the right one depends on what you're actually looking for. 

Travelers who want broad inventory with traditional online travel agency (OTA) flow have Vrbo and Booking.com. 

Travelers who want a familiar OTA experience but with more specific property types have Hipcamp and Glamping Hub. 

Travelers who want lakefront have Lake.com. Travelers who want last-minute bookings have Whimstay.

Travelers who want to skip platform fees entirely can book direct through the host's own website. 

This guide covers every meaningful Airbnb alternative, organizes them by what each one actually does best, and explains how to choose between them.

Why Travelers Are Looking for Airbnb Alternatives

Airbnb still dominates global vacation rental search and booking, but the platform has issues that have pushed millions of travelers to look elsewhere.

 Combined host and guest service fees on a typical Airbnb booking add 14 to 22 percent to the base nightly rate. On a week-long stay at $400 per night, that's roughly an additional $400-600 in fees on top of the rental cost.

 The platform's algorithm rewards conversion volume, which means high-occupancy, generic properties can outrank distinctive, design-forward ones. Travelers searching for stays worth the trip often have to scroll past dozens (if not hundreds) of nearly identical listings.

The platform restricts host/guest communication.

 Pre-booking messages are limited. Contact information is obscured until after a reservation is confirmed. Travelers wanting to confirm specifics or build a real relationship with a host find this frustrating. They only make money if the booking happens through Airbnb, so why would they allow communication anywhere other than it's own platform?

The platform has had real trust problems.

 Hidden camera incidents, last-minute cancellations, account suspensions, and inconsistent customer service have all surfaced in mainstream press over the last several years.

The moment a traveler enters dates, every unavailable property disappears entirely. Stays a traveler would have loved are simply never shown.

None of this is exclusively an Airbnb problem or even means that Airbnb is "bad". 

Other online booking websites will share some of these same concerns. Airbnb remains the most popular way to book a simple, available, well-reviewed vacation rental anywhere in the world. But it's no longer the right platform for every traveler in every scenario. The alternatives are real, mature, and in many cases better-suited to specific use cases.

The Airbnb alternatives that exist in 2026 fall into roughly seven categories. The right one for any given traveler depends on the use case.

Each category serves a different traveler intent. Below is what's actually in each.

These are the platforms that work most similarly to Airbnb. Same booking model, same general experience, different inventory and slightly different brand emphasis.

 Family and group travel, whole-home rentals only.

Vrbo (vrbo.com) is the second-largest vacation rental OTA in the United States. It was founded in 1995 as Vacation Rentals by Owner and is now owned by Expedia Group. Unlike Airbnb, Vrbo lists only whole-home rentals (no shared rooms or shared bathrooms). The platform skews toward larger family-friendly properties and is particularly popular for multi-bedroom vacation homes, beach houses, and ski properties.

Fees on Vrbo run similar to Airbnb, with combined host and guest service charges adding 12 to 20 percent depending on the property and stay length. Vrbo's review system, customer service, and trust protections are comparable to Airbnb's.

If a traveler is planning a multi-bedroom family trip and finding too much noise on Airbnb, Vrbo is often a cleaner experience.

 International travel, hotel-VR hybrid stays, travelers loyal to Booking's points program.

Booking.com (booking.com) is primarily a hotel platform but has expanded its vacation rental supply significantly in the last several years. It's owned by Booking Holdings, which is publicly traded. The platform tends to have stronger international inventory than Airbnb or Vrbo, particularly in Europe and Asia.

Booking's fee structure is generally lower than Airbnb's for travelers, but commission rates for hosts can run 15 to 20 percent. The platform doesn't curate at all; it aggregates. Travelers looking for unique or design-forward stays will find them buried among hotels and generic listings.

Both platforms exist but neither captures meaningful share of dedicated vacation rental search anymore. Expedia owns Vrbo and tends to push vacation rental search toward the Vrbo brand. Tripadvisor Rentals exists but is functionally a smaller version of the larger OTAs.

Curated platforms exist for travelers who don't want to scroll through 800 algorithmically-ranked listings to find the one stay worth taking. These platforms hand-select properties and emphasize quality, design, story, or experience over volume.
