Stays is new. We don't have ten years of host data to wave around, and we're not going to pretend we do. You won't find a chart in this article promising that Host Premium will "3x your bookings." Anyone who promises you that about any marketing tool is selling something.

What we can do is tell you exactly what Host Premium changes, what it costs, and walk through the math on where the value comes from, so you can plug in your own numbers.

For some hosts, it's an easy yes. For others, the honest answer is "not yet." Let's figure out which one you are.


First, What Every Listing Already Gets

This matters, because the standard plan isn't a trial or a teaser. Listing on Stays is free, and every accepted property comes with:

The Part Everyone Asks About: Placement

Let's clear this up, because it's easy to misunderstand.

Host Premium does not let you pay your way to the top.

Every property on Stays has a listing strength score, from 0 to 100%, based on how complete and traveler-friendly the listing is. Placement in the Directory, collections, and search always respects strength first.

Premium works as a tiebreaker. It moves your property to the front of the line among listings of the same strength. It never jumps you ahead of a stronger listing.

Think of it like boarding a plane. Premium gets you on first within your boarding group. It doesn't move you from Group 4 to Group 1. Only a stronger listing does that.

We set it up this way for a reason. If placement could simply be bought, travelers would stop trusting the Directory, and then nobody wins, including the hosts who paid.


Four Ways to Think About the Value

A feature list only tells you what you get. It doesn't tell you what it's worth. So let's run some numbers.

A quick note before we do: these are illustrations, not promises. Your nightly rate, your fees, and your results will be different. The point is to show you how to do the math so you can run it with your own numbers.

1. Ten Invites a month instead of one: what that does to a slow month

Picture a slow stretch. It's March, and you've got six open weeknights staring back at you.

On the standard plan, you can send one Invite that month. One traveler, one shot. With Host Premium, you can send ten per property, and you can see every Lead instead of only your top one, so you know who's warmest.

And these aren't cold emails. Every Lead is a traveler who already viewed, favorited, or clicked through on your listing. They've raised their hand. An Invite is just you walking over to say hello with a deal they can't get anywhere else.

It's the difference between one at-bat a month and ten. There's no guarantee you get a hit on any of them. But nobody ever filled a calendar from the dugout.

The math: say just one of those ten Invites turns into a two-night stay at $250 a night. That's $500 on nights that were going to earn nothing, against a $29 month of Premium.

2. Priority placement: being seen first, again and again

When your listing is as strong as the ones around it, Premium puts yours in front. In the Directory, in collections, and in featured showcases.

One extra view doesn't change your year. But placement compounds, a bit like having the shop on the corner instead of the one mid-block. Same shop. More people walk past it.

Here's the chain reaction:

  • More travelers see your card, so more of them open your Listing Page.
  • More of them tap the heart. Every favorite is a traveler who will now see your Offers in their feed.
  • Every one of those travelers is a Lead you can send an Invite to.
  • Some of them follow your Instagram, join your newsletter, or bookmark your direct site.

That's what brand presence really is: being seen by the right people enough times that they remember you when it's finally time to book. People rarely book the first time they see a property. They book the third or fourth time, when the dates and the budget line up.

3. One week-long booking, direct instead of through a big platform

This is the example that gets hosts' attention.

Say a traveler books seven nights at $400 a night. That's $2,800.

  • Booked through a big booking platform like Airbnb or Vrbo, with a host fee of roughly 15.5%, about $435 goes to the platform. You net around $2,365.
  • Booked direct, you pay a transaction fee to whichever direct booking tool you use (call it 3%, or about $85). You net around $2,715.

That's a $350 savings on one booking. One week-long stay moved to direct more than covers a full year of Host Premium for a Personal Organization ($299).

Or share the savings. Post a "10% off when you book direct" Offer. The traveler saves $280, you still net about $2,445, and you come out ahead of the platform booking. Everybody wins except the middleman.

To be clear, Premium doesn't make anyone book direct. What it does is give you more chances to make the case:

  • A second Offer slot, so you can keep a direct-booking Offer live all year and still run a seasonal one next to it.
  • Ten Invites per property each month, each one able to carry a direct-only deal.
  • Link-level analytics, so you can see which booking links travelers actually click and adjust.

4. Slowly moving most of your bookings to direct

Now zoom out from one booking to a whole year.

Say your property grosses $60,000 a year, and today every booking comes through a platform charging around 15%. That's roughly $9,000 a year in fees.

Nobody flips that switch overnight. It's like turning a big ship: it happens a few degrees at a time. One repeat guest who books direct the second time. One Invite with a direct-only deal. One traveler who sees your "Best Value" tag and clicks your own site instead.

And two honest caveats. Direct booking has its own costs (payment processing, your booking software), so you won't keep every dollar in that table. And we're not telling you to leave the big platforms. They're great at bringing in travelers who've never heard of you. The goal is balance: let the platforms handle discovery, and steadily bring your repeat and referral bookings home.

Even near the low end of that table, the savings can outweigh the cost of the membership. That's the real case for Host Premium. It isn't a magic button. It's a set of tools pointed at the most expensive line item in your business.


Who Should Upgrade Now

Hosts with a strong, finished listing

Your photos are sharp, your checklist is done, your direct booking link is in, your Offer is live. You've done the work. Premium takes a listing that's already pulling its weight and gives it more reach and more tools. This is who it was built for.

Hosts who are seeing interested travelers

On the standard plan, your Overview shows you how many travelers are interested in your stay, but you can only see your top Lead and send one Invite a month. If that count is climbing and you're watching warm Leads go by without being able to reach them, that's the clearest signal there is. It's like knowing there are ten people standing in your shop and only being allowed to talk to one.

Hosts with more than one property

Because one membership covers the whole Organization, the math gets better with every property you add. A Personal Organization with three cabins is paying under $10 a month per property, and each one gets its own 10 Invites and its own second Offer slot.

Hosts with a direct booking site

Everything in examples 3 and 4 above depends on having somewhere to send travelers. If you've got a direct site, Premium gives you more ways to point people at it.

Hosts planning a Giveaway or a few Promotions this year

Who Should Wait

Your listing isn't finished

If your Strength Checklist is half done, start there. Paying for a tiebreaker on a weak listing is like buying premium gas for a car with a flat tire. Fix the tire first.

Your listing is in Limited Access

Host Premium benefits don't apply to a Limited listing. If that's your only property on Stays, work on getting it approved for the full Directory before you think about Premium. (Here's what Limited Access means and how to move forward.)

You just got accepted

Give it a few weeks. Get your page dialed in, share your link, post an Offer, and watch what your analytics and Lead count do. You'll make a much better decision with a month of your own data than with a guess.

You don't plan to use the tools

Premium gives you more Invites, more Offer slots, and deeper analytics. If you're not going to send the Invites or look at the numbers, the extra capacity won't do anything for you. Be honest with yourself on this one.


A Simple Way to Decide

Ask yourself three questions:

  1. Is my listing strength high? If not, work the checklist first.
  2. Am I getting more Leads than I can act on? Check the interested travelers count on your Overview.
  3. Would I actually use 10 Invites and a second Offer? If you'd send them, Premium gives you room to.

Three yeses? Upgrade. Mostly no? Stay where you are for now and revisit in a couple of months. Nothing about your listing changes while you wait.

Host Premium amplifies a strong listing. It doesn't fix a weak one.

If you've built a page you're proud of and travelers are starting to show interest, Premium gives you more ways to turn that interest into bookings, and more ways to bring those bookings home to your own site. As the math above shows, it doesn't take much: one filled gap in a slow month, or one week-long stay booked direct, can cover most of the year.
